• An auctioneer in Buffalo, without the surprises

What to do before you call an auctioneer in Buffalo, what sells and what gets turned away, and the questions that keep a house clearing from going sideways. I've emptied a few houses around here; this is how it goes.

• Clearing a basement you have been avoiding

A basement holds water, mold and the things nobody wanted to decide about. Get light and a path down there first, judge boxes by weight and smell before you open them, and carry the wet cardboard out the same day.

• Clearing a house when you live out of town

Clearing a house from another state is really a travel problem. A video walkthrough, a short list of things only you can handle, and local help booked ahead keep it to two trips instead of five.

• Clearing an estate: the first few days

What to do before anything is sold, donated or thrown out, and why the order matters more than the speed.

• Clearing stuff out when you have no truck

Most of the pain in a cleanout is the trip to the dump. Measure the pile in loads before you rent anything, know what the transfer station wants, and spend the first hour of a rental on the worst stuff.

• How much storage a Buffalo house really needs

How self storage actually works in Buffalo: what to measure before you call, which questions get you a usable unit, what facilities turn away, and how snow, salt and old basements change the plan.

• Selling silver flatware and old jewelry

A drawer of silver and a jewelry box look like the most valuable things in the house and are the easiest to get taken on. Sort marked from plated, keep the polish off it, and get two kinds of quote before anything leaves the house.

• Sorting a storage unit without paying for it twice

A storage unit is a monthly bill attached to a pile of decisions you have not made yet. Here is how to empty one deliberately.

• Sorting holiday decorations after the season

Holiday decorations come out once a year and go back in a hurry, which is how boxes fill up with dead light strings and three garlands nobody hangs. Sort the pile once, before it goes back on the shelf, and next December gets a lot shorter.

• The South Euclid garage problem, and how it ends

How a pickup works in South Euclid, what to sort and set aside before the truck arrives, what haulers turn away, and the questions worth asking before you book.
